Holiday Home Safety

Carefully inspect holiday light strings each year and get rid of any with worn cords, loose connections, and/or cracked lamp holders. Discovering Sources of Water Damage

If you discover a water leak in your home, the first few minutes are critical.  The top priority is to avoid panic and focus on getting the source of the water stopped.  The most common water leaks in a home can be traced to the kitchen or a bathroom. 

Most all common water supplies in a residence have a cut-off valve nearby and all valves can be turned off with a clockwise turn.  If the source of the leak is your washing machine, the valves to turn off the flow are located behind the machine.  Do not disconnect the hoses.  Instead, turn off the water flow where the hoses are connected in the wall. 

In the kitchen, you will find shut-off values for the faucet under the sink.  This is also where you will most likely find the shut-off valve for an ice maker, if your freezer is equipped with one.  The valve that controls your sink is usually the same valve that provides flow to your dishwasher.  In a bathroom, cutoff valves are below the sink and may be within a sink cabinet if you have one.  The supply line for the toilet is commonly located under and behind the seat. 

A water heater can also be the source of your leak.  If it is a gas tank, turn off the gas supply first then turn off the water.  The water supply valve is usually located near or above the top of the tank.

Stopping the leak at its source as quickly as possible will minimize damage to cabinets, floors, walls and contents.  Within a single minute, several gallons of water can flow into your home and saturate anything in its path, including adjacent rooms. 

Some leaks cannot be stopped with an inside valve so the water supply to your house has to be turned off.  Lines carrying water into your home come from a main line outside that can usually be found close to the street where your water meter is located.

In places like California where storms don't occur often,  the infrastructure and plumbing is not entirely ready for large scale storm flooding. There have been scenarios such ass the example that is about to be written, where the infrastructure failed and cased massive damage. This example is a case when there was a storm in Southern California and the flood waters that came from the storm filled he storm drains to a point where they went beyond capacity and cracked, this caused the flood water to flood into an apartment building nearby the affected area. Category of Water Damage

There are 3 different types of water damage designated by the IICRC (the Institute of Inspection, Cleaning and Restoration Certification). There’s clean water damage, grey water damage, and black water damage. 

  • Category 1: The least severe of the three which includes water damage from broken pipes, water supply lines, sinks, bathtubs and other appliance related issues. This is less severe because the water is clean and doesn’t have sewage. Most Category 1 incidents can be dried very easily.
  • Category 2: This water damage includes grey water. This can come from toilets, washing machines, and sump pump backups. This grey water may or may not be harmful to humans so it is very important to clean and disinfect the area.
  • Category 3: This is the worst type of water damage and is also called black water. Black water includes sewage and sea water and requires swift action.

Protect your data using cloud based backups

  1. Pull the plug!

Some of the most common causes of fires include; cooking, candles, heating equipment, fire places, electrical appliances, smoking, flammable liquids, Christmas trees, etc. to name a few.  The number one leading causes of fires are related to cooking. Following is a list of some helpful tips that may assist in the prevention of fires on your property;

  • Never leave a stove top in use unattended
  • Use a cooking timer
  • Keep any & all kitchen surfaces (including ceiling) free from grease build up
  • Place heaters at a safe distance away from flammable materials & disconnect when not in use
  • Avoid plugging in too many electrical appliances into one extension cord
  • Keep candles away from curtains, decorations and other combustibles, and make sure candle holders are stable or simply use battery operated candles
  • If possible, smoke outside. If you smoke inside, avoid doing so when tired/sleepy, and use large and deep ashtrays

When you encounter flooding SERVPRO has some procedures we recommend doing. First off before even beginning this process you should assess whether it's even safe to stay in the home, are their electrical poles that have fallen from the flooding that have direct contact with your home? Also note that water is very heavy, one gallon of water weighs 8.345 pounds. Don't overexert yourself trying to move furniture because wet furniture is a lot heavier than you would think. We recommend attempting to remove excess water by mopping, wiping  excess water from wood furniture, remove wet upholstery and cushions, turn on A/C for maximum drying, remove colored rugs so dyes don't bleed and remove art objects and personal possessions with sentimental value. We also encourage people to NOT leave wet fabrics in place, don't leave books or other colored items on wet carpet or floors, don't use a household vacuum to remove water and don't use household appliances or ceiling fixtures if the ceiling is wet.

First off, mold is not always harmful and is generally non-toxic. This said, when mold is left unchecked to grow in your home it can become harmful in large amounts.

This retail store was affected by the recent back to back storms that hit Southern California. Notice in the before picture that the water leaked into the ceiling and affected a large portion of it inside the showcase area. Fire damage is devastating, this is a known fact. What’s not widely known is that when there is a large fire, there will also certainly be water damage as well. The reason for this is when the fire department responds to a large fire and spray the fire down with a fire hose they soak the entire property and materials within. Some may know what a storm feels like, but not many know what makes storm. There are many things that are required to create a storm which is what meteorologists use to predict the coming of a storm with specialized equipment. What is required to create a storm is first obviously humidity and clouds, coming together to create the precipitation in the storm. The other factor required to create a storm is essentially turbulent air, what this means is when air flowing different directions collide and mix, thi in turn causes lift and high winds. If you discover a water leak in your home, the first few minutes are critical.  The top priority is to avoid panic and focus on getting the source of the water stopped.  The most common water leaks in a home can be traced to the kitchen or a bathroom. 

Most all common water supplies in a residence have a cut-off valve nearby and all valves can be turned off with a clockwise turn.  If the source of the leak is your washing machine, the valves to turn off the flow are located behind the machine.  Do not disconnect the hoses.  Instead, turn off the water flow where the hoses are connected in the wall. 

In the kitchen, you will find shut-off values for the faucet under the sink.  This is also where you will most likely find the shut-off valve for an ice maker, if your freezer is equipped with one.  The valve that controls your sink is usually the same valve that provides flow to your dishwasher.  In a bathroom, cutoff valves are below the sink and may be within a sink cabinet if you have one.  The supply line for the toilet is commonly located under and behind the seat. 

A water heater can also be the source of your leak.  If it is a gas tank, turn off the gas supply first then turn off the water.  The water supply valve is usually located near or above the top of the tank.

Stopping the leak at its source as quickly as possible will minimize damage to cabinets, floors, walls and contents.  Within a single minute, several gallons of water can flow into your home and saturate anything in its path, including adjacent rooms. 

Some leaks cannot be stopped with an inside valve so the water supply to your house has to be turned off.  Lines carrying water into your home come from a main line outside that can usually be found close to the street where your water meter is located.

Homeowners insurance covers mold damage if it was caused by a "covered peril." Otherwise, an insurance company will likely not cover mold damage. There are exceptions, which we will get into later. Home insurance policies usually don't cover mold that resulted from a preventable water leak, flooding, or high humidity.

Home insurance covers mold if a "covered peril" caused the mold. In that case, your home insurance policy will likely pay for repairs and clean-up.

Here are some of home insurance's covered perils:

  • Fire
  • Lightning
  • Vandalism or malicious mischief
  • Damage caused by vehicles
  • Theft
  • Falling objects
  • Weight of ice, snow, or sleet

  • A pipe bursts in your home and dumps gallons of water on the floor and saturates drywall while you're at work. Mold begins to form before you call.
  • A washer hose springs a leak and damages behind your washer. The washer hose isn't old, you stop the leak, and report the damage immediately, but not before mold forms.

These are "sudden and accidental" incidents. Insurance companies typically cover this type of damage. In fact, non-weather-related water damage is one of the most common home insurance claims and one of the most expensive.

When home insurance will likely NOT cover you:

Your basement pipes freeze and burst. You don't notice it for a few weeks. Now, you have a few inches of water on your floor and mold growing. 

Broken shingles on your 40-year-old roof allows water into the attic. Water saturates wood and insulation and leads to mold in the attic.

Mold forms in your shower. You don't think much about it until one day you notice that it's really unsightly and you're concerned about whether it's making your family sick.

In these cases, an insurer will likely not cover the damage. Why? An insurance company expects you to take care of your house. That means properly ventilating the bathroom, replacing an old roof, and checking your basement regularly.  An important reason to stay on top of home maintenance.

Also, the standard homeowners insurance policy does not cover water damage caused by a flood.  Thus if a flood causes water damage that leads to mold, the resulting mold issue would not be covered by your home policy. 

A separate flood policy, will cover mold and mildew, as long as it’s not caused by the homeowner’s failure to inspect and maintain the property after the flood.  That means, once you can get back into your home, you need to start trying to clean up and keep mold from growing or spreading. 

How do I know if my home insurance policy covers mold?

As mentioned earlier, home insurance companies usually don't cover mold damage unless it's directly related to a "covered peril." The good news -- there are exceptions.

Check your homeowners insurance policy to see if there is any language about mold claims. Some insurers offer limited coverage for mold claims. This may mean limiting how much the insurer will pay for a mold-related claim. Or an insurer may increase the cost of a home insurance policy if you have mold-related coverage.

If you don't have mold coverage, you can buy an endorsement to your insurance policy that adds mold coverage. An endorsement is when an insurance company adds additional coverage to a regular home insurance policy, for an additional fee.

Fireplace Safety Tips

  • Read the instructions for your wood burning stove and follow them carefully
  • Do not use flammable or combustible liquid (gasoline, kerosene, lighter fluid, etc.) to start a fire
  • Do not burn plastics, wood or garbage that has been painted or treated with chemicals. These materials can create toxic gases and can cause corrosion in the vent, chimney and heater
  • Burn wood recommended by the manufacturer only
  • Put ashes in a metal container with a metal lid. Then place this container onto a concrete surface away from combustible materials outside. These embers may still be hot for several days, so always dispose of them with caution
  • Place both smoke detectors and carbon monoxide detectors on every level of your home, and test these units regularly.
  • Place a multi-purpose fire extinguisher near your wood burner. The extinguisher should be UL listed or Factory Manual (FM) approved and have a rating of 2A-10B: C at minimum
  • Inspect the firebrick liner in your stove, if you have one. Should the liner show signs of wear, replace it immediately and do not use the unit until the liner is replaced
  • Never close your damper with hot ashes in the fireplace. A closed damper will allow the fire to heat up which will, in turn, force toxic carbon monoxide into your house.
  • Solid fuel units tend to require a lot more maintenance than other heating systems. Therefore, regular inspections and care are needed to protect your home and family against fire and carbon monoxide poisoning

What’s the threshold humidity level for mold growth?

When the relative humidity of your crawl space is 70% or higher, mold can thrive.

“Relative” humidity is the humidity level expressed in a percentage of the amount of moisture in the air needed for “saturation” (i.e. the highest level of humidity – 100%). The amount of water the air can hold (humidity level) is dependent upon the temperature of the air itself. When the humidity level begins to creep up past 70% relative humidity, this provides the perfect environment for mold growth!

I’m seeing condensation. What does that mean?

Condensation is an indication that the air within your crawl space has reached 100%. The air can no longer hold the moisture and it’s condensing onto the surfaces, causing the organic materials that make up your crawl space to become damp, which will result in mold growth. Being able to track the changes in both of these conditions in your crawl space will allow you to see trends and anticipate necessary changes.

For instance, if the weather is hot during the day but the temperature plummets at night, this can cause problems for your crawl space’s humidity levels. The daytime temperature is higher, which allows the air to hold more moisture. As night approaches and the air cools, the amount of moisture the air can hold also decreases – causing the relative humidity level to rise. A crawl space that was at a permissible humidity level during the day can run into problems when night falls.

Having unconditioned air below your living spaces makes the whole house harder to heat and cool as well as provide the perfect damp setting for mold spores to breed. In the past, we were told that crawlspaces needed to be ventilated. Now, however, we are learning that crawlspaces need to be treated almost as if they were living spaces. Consider the steps needed to protect your property from water runoff. Rain that falls on roofs, driveways, patios, roads and other impervious areas moves across the ground surface at greater speeds. The property adjacent to these areas could be more susceptible to damage. Frozen soil can also increase risk of damage by preventing water from being absorbed by the soil. Replacing impervious areas with pervious surfaces, such as permeable paving stones or pavers, can also help.

Other questions you might consider:

Is storm water that falls on impervious surfaces diverted away from your house? This is the work of things like roof gutter downspouts, driveways, walkways and patios. Runoff from these surfaces should be directed to an area that has the ability to absorb or slow the surface flow, such as landscaped areas, and away from your house.

Does your driveway or other impervious surface have a negative pitch back toward the house? Consider installing trench drains or area drains to help prevent pooling and divert water away from the house.

Do you have retaining walls on your property? If so, it is important that the walls have a drainage system in place to alleviate pressure behind the wall. Periodically clean weep holes to ensure they are not clogged. Surface water should not be allowed to cascade over the top of the wall and instead should be diverted to the end of the wall or around it.

Is a portion of your house below ground level, such as a basement? Make sure any sewer and water lines, or any other pipes or lines that penetrate subsurface walls, and foundation cracks are properly sealed. Basements that are prone to water intrusion should have a water collection system in place, such as a sump pump system.

Do you have a sewer or septic system and property with known high water tables? Have the system checked by a professional. If the groundwater rises too high, it can affect the efficiency and operation of the system. In some cases, this may lead to sewer back up or waste leaching above the ground or back into the house.

Make sure that your house exterior is maintained, including roofing, flashings, weather barriers, windows, doors and sealants.

While you cannot prevent against all damage from storm water runoff during large acts of nature, these steps can help protect your home when storms do hit.
